Benefits of Metal Roofing

Metal roofing is growing popularity both in residential as well as commercial building. In this article, author discusses the advantages of installing metal roofing in your home or commercial building.

Metal roofing is growing popularity both in residential as well as commercial building due to the number of benefits it provides. Residential metal roofing can help cut costs on energy bills and homeowners' insurance premiums.

Some of the advantages of Metal Roofing are:
Good Investment: There is no doubt that the initial cost for a metal roof is higher than most other roofing materials, but in future you can save a lot. A metal roof can last a lifetime, whereas materials like asphalt require reproofing every 10 to 20 years. A metal roof can also increase the resale value of your home.
Long Warranties: In case of metal roofing, you can get manufacturer warranty of 30 to 50 year plus a workmanship warranty from the installer.
Light Weight: A major cause of damage to other type of roofing is their excessive weight. This excess weight is due to the patching or repairing of roofs by placing a new sheet of shingles directly over an old one. Excessive weigh causes the roof to sag and once it sags, there’s no other option than full roofing replacement.
Durable and low Maintenance: Residential metal roofing requires very little maintenance and can last up to 2 to 3 times the lifespan of an average asphalt shingle roof.
Energy Efficient: Metal roofing in both light and dark colors reflects heat effectively to reduce cooling loads in the summer and insulate homes during the winter. This can help to lower energy bills.
Good for Harsh Weather: Residential metal roofing is hail resistant and wind resistant. Metal roofs hold up against hurricanes far better than shingle roofs. And coatings can be tailored to specific environments. Metal roofing is also fire and spark resistant.
Recyclable: Metal roof is readily recyclable. Many aluminium and copper roofing products are available with upwards of 95% recycled content. And metal roofing materials can be ordered already cut to size, which means less construction waste.

Factors Affecting the Price of a New Roof

When you want to install a new roof or just want some repair work, then most often you get confused with the roofing prices. Many roofing contractors charge differently depending on number of variables. In this article, the author discusses about the various factors responsible for affecting the price of a new roof.

When you want to install a new roof or just want some repair work, then most often you get confused with the roofing prices. Many roofing contractors charge differently depending on number of variables.
Owner Mike Gray of East coast Roofingsays about his experiences and services, his company provides, “With over 20 years of experience, East Coast Roofing can tackle any residential or commercial project with a highly qualified and dedicated staff. East Coast Roofing offers a wide variety of roof services including full roof installations, roof inspections, roof repair, Waterproofing and Insulation.”(Ref: East Coast Roofing, http://eastcoastroofingny.com/roofing/)
There are various factors that greatly affect the price of a roof. Some of them are:
  • Roof size: Roof size is an important factor that greatly affects the price of a roof. Roof measurement is based on square footage and then divides this number by 100, giving them what is called roofing square. One roofing square equals 100 square feet. Most roofing materials are sold by the square, not the square foot.
  • Material: Types of material is another big thing, where you can save a lot. There are a number of different materials you can use. Asphalt is among the least expensive and is very low maintenance. Slate, on the other hand is more expensive, but looks great and will last longer.
  • Insurance Requirements: Fire related membrane sheets can increase the membrane cost by 20%. The membrane cost may only be 10% - 20% of the total project cost, so the roof replacement cost increase in this case is only 2% - 4%. Requiring a Factory Mutual 1-90 rating in lieu of a 1-60 rating can increase insulation fastening requirements up to 10%. But this cost increase typically is only an additional 1% of the total project cost.
  • Roof pitch or slope: A very steep roof, typically recognized as anything that’s more than over 6:12 pitch, is generally considered not walkable and requires greater staging, safety and labor to complete the roof properly, that automatically increases the price of roof. Roof pitch determines the type of required underlayment system and thus plays a very important role in pricing a job properly.
  • Location and access: If you were to compare a roof replacement project of the same size, one being a highrise in a downtown location where access is extremely difficult, and the other a single story building in an industrial park with easy access, the costs of the projects would be significantly different. It is not unusual for roofing costs to be 300% - 400% higher due solely to height, location and access factors.
  • Seasons: The best pricing from contractors usually occurs when they bid work in the winter for early spring work. Prices are often 10% and up to 20%lower when this can be done. You will also usually get their most experienced people since they are the first to be put to work.
  • Drainage Issues: Adding slope and/or additional drainage devices can add significantly to the project cost. If a fully tapered insulation system is to be installed, additional drains and raising of rooftop equipment, curbs and perimeter edge heights is usually required.

The knowledgeable staff at East Coast Roofing will determine what type of roof best suits your needs, whether it’s a roof made of asphalt shingles, wood shake shingles, slate shingles, modified bitumen, E.P.D.M., tapered insulation systems, or if it’s a flat roof.” (Ref: East Coast roofing, http://eastcoastroofingny.com/roofing/)
Following are some criteria for choosing roofing material:
  • Temperature: it is important to consider the temperature of the area in which you live while choosing a roofing material. Asphalt roofing is very durable in temperature that runs in the extremes. They are also not much expensive.
  • Energy Efficiency: If you are looking for a hassle free, energy efficient option, consider metal roofing. Initially, it is quite expensive, but after installation it will live for a life time. Metal roofing can also stands up in extreme weather and is extremely durable.
  • Durability: The longer a material lasts the better as you won't have to replace your roof so often. Clay, concrete, slate and aluminium can all last for 100 years. Asphalt can last upto 30 and timber and thatched roofs can last for about 50 years.
  • Snow Prone area: If you are living in snow prone area then the best option for you is metal roof shingles. They allow snow to slip easily. This reduces probability of roof dent or collapse due to weight of snow.
  • Beach side area: If you live near the beaches and then salt will erode and eat away almost anything after time or it builds up on the shingles. All these factors will play a role in what materials you use and the construction, installation and handling of everything.

Metal roofing is becoming a preferable option these days because of the number of benefits it provides. Still there are number of myths associated with metal roofing. Some of the myths are:
  1. Noise: A common misconception is that a metal roof will be noisier than other types of roofing. When installed with solid sheathing, a metal roof on your home will actually silence noise from rain, hail and bad weather, many times much better than an asphalt shingle roof.
  2. Lighting: There is a misconception that if you have a metal roof there is more chance of lightning striking your home. No doubt that metal is a good conductor of electricity, but lightning is not drawn to it. Lightning typically strikes the highest object in an area. Even if lighting strikes your home, your metal roof would disperse the energy safely through the structure. And as metal roofing isn't combustible or flammable, it's a low risk and desirable roofing option where severe weather is concerned, especially for lightning.
  3. Rust: Many people think that metal roofs get rusted easily. But, steel metal roofing has a "metallic coating" made of either zinc or a combination of zinc and aluminum. This metallic coating prevents rust from forming. Paint is then applied over the metallic coating to provide the long-lasting color homeowners desire.
  4. Dents: A metal roof can stand up to decades of abuse from extreme weather like hail, high winds, and heavy snow. Today's systems also have a 150-mph wind rating (equal to an F2 tornado), meaning your metal roof is also safe from wind gusts that can accompany hail storms.
  5. Increased Home Temperature: Many people think that a metal roof increases the temperature of home. But, metal roofing in both light and dark colors reflects heat effectively to reduce cooling loads in the summer and insulate homes during the winter. Energy saving coatings such as HI-R pigments are also available that can reduce the heat gain of the home.
